Conventional loans from banks require extensive documentation, income verification, and a strong credit profile — and typically take 30-60 days to close. They also require the property to be in livable condition (no distressed properties). Hard money loans are the opposite: they close fast, have minimal documentation requirements, and are approved based on the property's value and the strength of the deal rather than the borrower's income.
For real estate investors, hard money is often the only viable option when speed and property condition are factors.

Credit score requirements are much more lenient for hard money loans. Many lenders don't pull credit at all — they evaluate the deal based on the property value and your equity/down payment. Some lenders may pull a soft credit check but won't use it as a primary qualifier.
Most hard money lenders require 20-35% down payment (or equivalent equity). For fix-and-flip deals, some lenders will finance up to 90% of the purchase price plus 100% of rehab costs if the total doesn't exceed 70% of the ARV.
Hard money lenders typically finance single-family homes, 2-4 unit properties, small multifamily (5-20 units), mixed-use, and some commercial properties. Distressed properties in need of renovation are fine — that's the point of hard money financing.
